The front facade

If you own this house, you will hear the same thing we have for years when people say, "Your house really stands out".  With modern black stucco, a huge floor to ceiling front window, a giant oak tree and a curved interlocking stone path leading up to a floating staircase, you can see why.

Extra large front closet

Many homes in this neighbourhood have an open front porch, but we decided to enclose ours in order to build a grand entrance with a double door closet that accommodates all of your winter coats, shoes, boots and storage needs.  Surprisingly, this is a rare find in these kinds of homes, and you'll quickly see that it's not only aesthetically pleasing to the eye, but a real lifesaver on a daily basis.

The fully open main floor

With an extra wide entrance built into the living room, exposed brick, custom floor to ceiling mirror, extra large cut out glass door to the deck, island counter and thin lined storage, your main floor feels like a grand space!  Eight can sit comfortably at a dining room table, ten can stand chatting around the kitchen island, or get cozy and stretch out in the living room with the whole family.    The main floor was designed to ensure there was more than enough room for everyone.

The floating staircase

As one of the most expensive additions to this home, this rock solid staircase stands out as a feature immediately noticed by anyone that enters.  Encased in glass, and built to withstand anything from high heels to children pounding down the stairs, you will glide upward to a heavenly upper floor that stands out from anything you have seen elsewhere.  Don't forget to look up as you climb to notice that we cut the floor back a few feet to create a palatial opening spanning approximately sixteen feet high.

The master bedroom

The master bedroom is unique in that we decided to move the closet to the other side of the room, leaving a one of a kind cut out in the wall, which stylishly frames a Queen or King Size bed.  As a result, the custom built closet in this room is now twice the size, allowing for more than enough room for any couple to store their fancy clothes.  That old closet wall was covered head to toe in a beautiful wallpaper that will make you feel like you walked into a room of royalty.

 

The rest of this spacious bedroom is filled with light throughout the day with large south facing windows.   While walking out of the master bedroom, take a look down to your right, and you will find a clever little nook with its own door that provides a large amount of extra storage.

The finished basement

Like all of the other rooms in the house, the lower floor was designed to check many boxes.  The first was to create a space that felt like the exact opposite of what people think when they hear the word "basement".  We wanted it to feel light, airy and open, which you will see has been accomplished.  

 

Secondly, we want there to be enough room for a designated area that felt cozy and warm, but also had a modern entertainment finish, for those nights when you want to curl up and watch a movie.  

 

Thirdly, we tucked the washer and dryer away to the very back so that we could keep an open concept throughout most of the basement.  Choosing to have a tankless water heater saved a ton of space, and easily provides enough hot water to multiple appliances, while people are showering at the same time.

 

Speaking of showers, the modern 3-piece bathroom  in the basement is a game changer.  The number of times both bathrooms were in use simultaneously is countless.  Especially when you have kids.

 

Another area of focus on this floor was to create a storage space that is hidden away from the view of others.  To accomplish this, we built a large walk-in storage space under the stairs, with a full sized door that easily holds golf clubs, tool boxes, linens, chairs, and more.

 

Finally, we kept the area between the TV room and the bathroom completely open to allow for an extra space for kids to play, along with enough room left over to create a work-from-home office that can accommodate shelving on both sides of your desk.  

 

One last thing to mention is that we have never needed a dehumidifier in the lower level due to the fact that the previous owners laid a thick layer of concrete from the back wall of the home to the laneway, which washes away all rain water from the house.  For that same reason, water in the basement is a non factor and keeps bone dry.

The private deck built for entertaining

We say private because many homes have back decks, but are exposed to neighbours on both sides.  For that reason, we installed a tall fence on both sides to enjoy BBQ's, parties and early morning coffees, in the serenity of your own space, without feeling the pressure to start a conversation with a neighbour on the days when you need a little time to yourself.

 

Like all things that are great about this home, the back deck was built to create the feeling of wide open spaces and an open concept.  

 

And how often do you find not just one, but two large decks leading from the back of the home?  The kids can play on the lower deck, while the adults socialize and BBQ on the upper deck.  Or host a party, and have enough room for over twenty people to mingle at the same time.  Enclosed with a beautiful red Japanese maple that shines in the sun, this will definitely become your happy place.

 

In the last two years, we installed a highly durable shed that not only creates a private wall between you and those enjoying the laneway, but also provides a rare amount of extra storage.  Forget those wicker bins you see at Home Depot, because you have practically the same amount of storage space that you would find in a garage that houses a car.
